In order to comply with the requirements of the Immigration Act 2014 and for the health and safety of our personnel and the security of vacant properties; in all cases we require Photo ID, proof of current address and full names and contact telephone numbers of all those viewing a Property. This must be provided (by email), before we can arrange a viewing appointment. Especially in the case of online applications.

Rentals

Private rented housing is an essential part of the housing market. The Government estimates, there are nearly 3.8 million privately rented homes in England and they want to encourage more. Private rented homes offer a flexible form of tenure and meet a wide range of housing needs. Renting a home allows job flexibility and is increasingly the tenure of choice for many people and for numerous young people their first home.

At HouseLet Direct we partner high calibre, safe homes with responsible Tenants. We only provide services for properties, which meet stringent safety standards, are not HMO's and where EPC and Gas Safety and certificates and EICRs are available.

In addition we require a HHSRS certificate to confirm, that the property is free from Category 1 Hazards under the Housing Act 2004; and in accordance with the 'fit and proper person' Test (Housing Act 2004; Section 66) regardless of whether the property is licensed or not. This means that Tenants can rest assured, that not only will they be occupying a safe, secure home, but will not be subjected to unscrupulous charges and fees or face any illegal harassment or eviction.

As all properties are subject to stringent checks and safety requirements, we only accept reputable, professional, Tenants and do not accept sharers, smokers or Housing Benefit recipients; or those unable to provide photographic proof of ID, proof of Income, Address, current Landlord Reference, or those without a Bank Account. In order to comply with the provisions of the Immigration Act 2014; we require all prospective tenants to provide a copy of their UK or EU passport or evidence of leave to remain in the UK.
