In order to comply with the requirements of the Immigration Act 2014 and for the health and safety of our personnel and the security of vacant properties; in all cases we require Photo ID, proof of current address and full names and contact telephone numbers of all those viewing a Property. This must be provided (by email), before we can arrange a viewing appointment. Especially in the case of online applications.

Private rented housing is an essential part of the housing market. The Government estimates, there are nearly 3.8 million privately rented homes in England and they want to encourage more. At HouseLet Direct we partner high calibre, safe homes with responsible Tenants. We only provide services for properties, which meet stringent safety standards, are not HMO's and where EPC and Gas Safety and certificates and EICRs are available.

In addition, prior to the implementation of the the Homes (Fitness for Human Habitation) Act 2018 we have proactively ensured all properties have a HHSRS certificate to confirm, that the property is free from Category 1 and 2 Hazards under the Housing Act 2004. All properties are managed and controlled in accordance with the 'fit and proper person' Test (Housing Act 2004; Section 66) regardless of whether the property is licensed or not. This means that Tenants can rest assured, that not only will they be occupying a safe, secure home, but will not be subjected to unscrupulous charges and fees or face any illegal harassment or eviction and fully comply with the terms of the Tenant Fees Act 2018 (effective from 1 June 2019).

As all properties are subject to stringent checks and safety requirements, we only accept reputable, professional, Tenants and do not accept sharers, smokers; or those unable to provide photographic proof of ID, proof of Income, Address, current Landlord Reference, or those without a Bank Account. In order to comply with the provisions of the Immigration Act 2014; we require all prospective tenants to provide a copy of their UK or EU passport or evidence of leave to remain in the UK.
